Miami-Dade Housing Market Update: August 2026 — What Sellers Need to Know

Miami-Dade single-family home inventory tightened sharply in August 2026, giving homeowners who are considering selling an important market signal to watch this fall.
According to MIAMI REALTORS® + RWorld, active single-family listings in Miami-Dade fell 19.23% year over year, from 5,361 homes to 4,330. Months of inventory stood at 4.9 months, a level MIAMI REALTORS® characterizes as a seller's market.
At the same time, the median single-family sale price rose 3.82% year over year to $680,000. Closed single-family sales declined 3.1% to 858 transactions, showing that buyers are still active but remain selective.
What does this mean if you are thinking about selling? Fewer competing listings can help a well-positioned home stand out, but reduced inventory does not mean every property will automatically sell at a premium. Pricing, condition, presentation, and the home's specific neighborhood still matter.
The August numbers also show why pricing strategy remains important. Miami-Dade single-family sellers received a median 95% of their original list price, while the median time from listing to contract was 40 days. The market can reward strong positioning, but buyers are still comparing value carefully.
For homeowners in Pinecrest, South Miami, Kendall, Cutler Bay, Homestead, and Coral Gables, countywide statistics are a useful starting point—not a substitute for a property-specific analysis. Two homes in the same county can perform very differently depending on location, price range, updates, lot size, and competing inventory.
If you are considering selling this fall, the practical question is not simply whether Miami-Dade is a seller's market. The better question is: how does your home compare with the properties buyers can choose from right now?
A focused pricing and positioning review can help you decide whether to list now, prepare the property first, or wait for a better opportunity. I can help you evaluate your home's current competition, likely buyer pool, and pricing range before you make that decision.
